Job Requirements:
High School Diploma or GED and one (1) year professional office experience
Must have excellent math skills and professional training with a minimum of one (1) year working experience in computer, typing, data entryWorking experience in answering the telephone lines efficiently, good communication skills, pleasant manner and appearance
Working knowledge of local social service providers and city services in order to best assist low income clients with their immediate needs
Must have abilities in prioritizing and organization skills in work load
Knowledge of HUD Regulations and Housing Authority Polices preferred, including Fair Housing Laws or ability to learn same
Job Responsibilities and Duties:
Responsible for work order intake and collecting rents, prepares end of day report/deposit for low rent to ensure accuracy and sends to by 2:30 p.m.
Responsible to immediately notify maintenance staff of emergency’s and tracks incomplete work orders
Responsible for scheduling & sending out re-certification appointment letters
Responsible for submitting income verification sixty (60) days prior to due date & monthly submission of Social Security numbers to Indiana and Illinois Employment Security Division
Responsible for scheduling data for and annual inspections; move-in, move-outinspection and for the entering of Inspections and marks complete, pass or fail on Computer system
Responsible for scheduling all interim adjustments within fifteen (15) days of reported change
Responsible for all Applications/Turner Park correspondence and distributes same
Responsible for accuracy and completeness of all resident files, and the filing of all pertinent documentation to resident files
Responsible for filing all Landlord reference information in applicant file as received and any other applicant paperwork
Responsible for reviewing applications received for Turner Park and Hubert Humphrey for accuracy & corrects any errors
Responsible for preparing all pertinent documents for filing of Eviction prior to being sent to Attorney
Responsible for preparing all letters, notices, etc. such as warning notices, Letters of Termination extermination for residents
Responsible for maintaining updated resident register for mailroom; fire safety lists per Fire Evac. procedure
Application issuance for low rent Public Housing, responsible to review for a complete application, reviews preferences claimed and stamps application with date & time; ensure that application packets are available if application-taking is open; records changes to applicant data when reported
Responsible for running Credit Checks of all applicants
Assists with filling in information when necessary, enters all data into the computer
Conduct verification for citizenship/eligible immigration status
Responsible for typing all Leases and prepares Payment AgreementsResponsible for all resident contact, tracking and documentation for Resident Community Service and forwards worksheets to appropriate staff
Responsible for maintaining logs for Pet RegistrationsResponsible for maintaining the REAC record log and track follow up
Responsible for maintaining & updating Personal Information Log for residentsResponsible for taking accurate messages and forwarding to proper personResponsible for weekly maintaining public bulletin board
Responsible for Turner Park office supplies and makes notation to proper department when supplies are needed; maintenance and cleaning of copier and fax machine
Responsible for daily shut down of office equipment and connecting phone service to Main OfficeAny and all other duties and/or responsibilities as determined by the Property Manager or Executive Director

Hiring will be done in accordance with Hammond City Ordinance #8620 as it pertains to the residency requirement.
Position will be posted internally only from June 16, 2023, until June 23, 2023. If the position is not filled internally it will be held open for external applications an additional ten (10) days. The position will remain posted until filled or no more than 10 days.
